Fundamentals remain strong, but 2019 saw an end to the relatively steady growth seen in private equity real estate deal totals over the last few years.
This downward trend reflects anxiety regarding valuations, economic trends and political risk -- even while fund managers continue to bring record numbers of funds to market.
Allocations have changed to reflect this climate of anxiety. As the industry searches for stability, there has been an uptick in fundraising for lower-risk strategies, with core and core-plus funds already outpacing full-year 2018 fundraising by the end of Q3 2019.
