2020 EisnerAmper & Preqin Private Equity Real Estate Outlook

Shifting Trends in 2020 Across Private Capital Real Estate

Slowing economic growth and political risk hung over the final quarter of 2019.

How will these trends affect fund managers in 2020?

Fundamentals remain strong, but 2019 saw an end to the relatively steady growth seen in private equity real estate deal totals over the last few years.

This downward trend reflects anxiety regarding valuations, economic trends and political risk -- even while fund managers continue to bring record numbers of funds to market.

Allocations have changed to reflect this climate of anxiety. As the industry searches for stability, there has been an uptick in fundraising for lower-risk strategies, with core and core-plus funds already outpacing full-year 2018 fundraising by the end of Q3 2019.

The 2020 EisnerAmper & Preqin Private Equity Real Estate Outlook report will provide an overview of activity in the private real estate market in 2019 and an outlook on the key trends expected to shape the industry in 2020.
